What the law requires
If you let out a property with gas appliances, you must have every appliance and flue checked by a Gas Safe registered engineer every 12 months. You must give tenants a copy of the record within 28 days of the check, or to new tenants before they move in, and keep your copy for two years.
What we check
- Every gas appliance: boiler, hob, oven, fire
- Gas tightness and operating pressure
- Flues and ventilation
- Safety devices, including flame failure
- Combustion analysis where needed
After the inspection
The CP12 certificate is issued digitally and emailed to you or your letting agent. If we find a fault, we tell you what it is and what needs doing, and can quote for the repair. Ask about rates if you have several properties.
